    Ground/foundation movement

Yes it is difficult without seeing it., I have arranged to get further advice. I've now exposed the foundation, I could go further but I have a neighbour on one side and there's legal issues with going below foundation level. In terms of possible causes of ground movement on old properties, It...

    Ground/foundation movement

Woody, the engineer has suggested doing away with the wall altogether and putting a beam in, BUT, in his report he's said ''ASK BCO if it will require an Underpin''. This I find strange, the qualified proffessional deffering the decision to a unqualified BCO ?

    Ground/foundation movement

No, Jurassic, no isues outside. It's only the internal wall, the brickwork below the concrete floor level are loose, the concrete strip foundation has cracked. That's issue Ivor, it's inside a house, you won't get a digger in. As you say, you can spend thousands before you've even put a spade...

    Ground/foundation movement

The structural engineer has basically left it up to the BCO to decide and from what builders have told me these fellas aren't out to do you any favours. It's a bit worrying if two companies who actually do underpinning, don't even want to think about it if it's inside.

    Ground/foundation movement

Hello, Can anyone advise on what the easiest method of underpinning would be on a internal wall ? And what sort of cost it would be for a 4m length. Rang a couple of companies today and they aren't interested working internally, as one guy put it '' There's easier ways to make money''

    Movement Crack Repair

If other properties in the street suffer similar issues, could it just be a case of poor workmanship back in the day, or weak ground that is still settling ? In which case, there may not be a realistic remedey, just a case of riding with it. I read about resin injection and I'm surprised you...

    Movement Crack Repair

Hello, Have you ever had a structural engineer look at these, do they open and close over time, or have you just discovered them now ? I've got a similar problem and post to this.

    Ground/foundation movement

I'll speak to a engineer next week. If the weight is now transferred to the brickwork on the sides, like two nibs, maybe it would be acceptable to have a RSJ fitted and knock it through and have a thru living room to dining room

    Ground/foundation movement

Morning. The crack on the upper part of the wall has been repointed, the crack was in numerous places, right upto the adjacent wall. The brickwork above the cracking, up to the ceiling is straight. If the weight of the wall was bearing down on the brickwork below the floor level, surely I...

    Ground/foundation movement

The problem is that the brickwork at floor level and below are loose, the mortar line has debonded when it dropped. I can move the brick work by pushing on it. If I knew that the ground had found it's settle point, I'd just get a brickie to replace the first 5/6 course of brick. What concerns...

    Ground/foundation movement

Evening, Wondering if anyone could give me some advice on a structural matter. Is there any way to tell if a foundation that has moved ( concrete strip cracked actually ) sometime in the past, will carry on moving if I renew the loose brickwork on the footing? Is there some sort of test to know...

    Concrete floor slab - Practicals

Mr Chibs, there is a slab down but it has failed, it requires renewal. The slab is very thin ( 2.5'' in parts ) , with no DPM. I have the opportunity to vacate the house and stay in a friends empty property, the timing is perfect for it to be done this year. With the slab being so thin, I...

    Pointing brick

If the mortar is soft, I use a mortar router bit in a cordless drill, it seems less aggressive than chiselling. If it's larger section I use a router bit in a grinder, with a Irwin dust extractor. If the mortar is hard, SDS chiselling or grinder disk with extraction. You could play around with...

    Concrete floor slab - Practicals

This is probably a daft question, but whats the point of the screed over the concrete, purely to smooth ? Couldn't you just have the concrete and then put laminate or carpet over it ? I really want to keep the excavation down to a minimum.

    Concrete floor slab - Practicals

Hi, Some my two options are as attached ? Either way I'll be digging out nearly 400mm. When you say 100mm blocks, you just mean lay some concrete blocks ( lintel off-cuts ) around floor to act as depth gauges as the concrete is being poured/raked ? I understand what Woody said about pouring in...
