    New Conservatory.

The family want a 'sun room,' ie mostly glazed and not another fully habitable extra room as such. One option seems to be a glass room, which just seems to be a glass box with frame on top of a patio. I've read they require little footings (though I'd definitely be checking) However, it...

    New Conservatory.

Its time to replace our exsisiting conservatory, which was there when we bought the house. It is 3m by 3m. We are on clay, and the footings of the current conservatory are a mere 300mm. This is inadequate for the soil, and as a result the walls have been cracking. Costs being what they are...

    Soakaway for new Condensate Boiler.

Yes, all drains are at the corner of the house. No way to get to the downpipe without pump unfortunately.

    Soakaway for new Condensate Boiler.

The rainwater downpipes, are at the corner of the house. So once again, the backdoor is unfortunately between boiler and pipes. The pipe could indeed go below the sill, but I don't think gravity alone wouldn't be enough to get it around the corner to the gully.

    Soakaway for new Condensate Boiler.

If you picture the back corner of a semi, the kitchen faces the shared driveway. The gulley for the kitchen is on the shared driveway. The boiler however, is at the back of the house. The backdoor is between the boiler, and corner of the house. So its really not possible to connect a...

    Soakaway for new Condensate Boiler.

Thanks for reply, sorry for lateness of mine. The backdoor is in between the boiler and sink, so yes that could be done but the pipe would have to go up and over. So a pump would again be required. If I'm having concerns about a soakaway, it looks like a pump may be unavoidable. Could maybe...

    Soakaway for new Condensate Boiler.

Its more the water in the soakaway causing an issue with the property, that's my concern.

    Most secure backdoor for house?

Something to consider. Semis built in the 30's, were not really designed with steel doors in mind. Woth that in mind, what were the doors of the properties originally? Heavy wood? If so, perhaps that would be a step up over a modern backdoor, in terms of security. Would like to keep a...

    Most secure backdoor for house?

Good advice. Yes its part of a package. So far I've replaced the exsisting fence that borders off the driveway with a high fence and gate. Combined with a better backdoor, security light and cameras, plus a gate on the shared driveway, that should help secure the back.

    Soakaway for new Condensate Boiler.

Good point re the noise. Not saying the link is on point, the same company are skipping the step or a survey before installation. I was going to go with Boxt; I asked a sales manager why the price is lower than a general installer. She said that it was due to them buying boilers wholesale and...

    Soakaway for new Condensate Boiler.

My understanding is that its the limestone that reduces the acidic content, of the residue?

    Soakaway for new Condensate Boiler.

Thanks for the replies. Yes, the installer actually recomended not having a pump, as it is another componenet that the system is reliant on.

"Another benefit of using a soakaway is reducing acidic residue within the system. Thereby extending the boiler’s lifespan and ensuring that the central heating system works well throughout." https://www.boilercentral.com/boiler-advice/boiler-condensate-pipe/
