House sale/survey/possible or potential sulphate attack/no regs NIGHTMARE

It was the buyer driving this request - with the support of solicitor it seems. Not driven by lender either. We tried everything to maintain a cordial, friendly relationship, including a visit so they could see the clearly demonstrable resolution to 'problems' - they declined. They have refused...

House sale/survey/possible or potential sulphate attack/no regs NIGHTMARE

Update - so, we called their bluff and now they wish to continue with purchase! Be warned everyone, of purchasers using this tactic to renegotiate on price- or try to. Many thanks to all who responded.

House sale/survey/possible or potential sulphate attack/no regs NIGHTMARE

Thank you. The plan is to offer property back to market by end of day this Monday. They need to make a decision. Obviously it would be quicker and more straightforward if they continue with purchase but we have other options. I suspect they will continue but am on tenterhooks until business...

House sale/survey/possible or potential sulphate attack/no regs NIGHTMARE

Agreed - survey contains a pretty standard para about increased risk of sulphate attack in properties around the 1950's- but not specifically IN this house. In fact, the surveyor states " no significant evidence" in relation to my house, and then this, "no sign in internal floors, external...

    Signs of sulphate attack?????

Nothing in street, checked with our neighbours in identical houses in our row. Nothing on our survey when we bought. Everyone a bit baffled. Surveyor seems to have mentioned the words 'sulfate attack' due to it being a 1059s build.

House sale/survey/possible or potential sulphate attack/no regs NIGHTMARE

Thank you!!! A company specialising in such things has just said the same - they are insisting on drilling into a more modern floor with membrane, which in turn compromises the integrity of membrane. Utter madness

    Signs of sulphate attack?????

Hi all Need a little advice please? What would be the signs of sulphate attack on a concrete floor covered in ceramic tile? I've had surveyor say floor MIGHT(???) be subject to attack, the evidence they submit is a 'catching' wooden door- it was grit on its underside! Problem solved. The tiles...

House sale/survey/possible or potential sulphate attack/no regs NIGHTMARE

That's what I think. I'm going to offer buyers a visit so they can see for themselves- it's very obvious when you see it (membrane etc) I mean, how could you place a membrane under an old concrete floor!? The room is a small utility about 6sq m Thank you so much for replying

House sale/survey/possible or potential sulphate attack/no regs NIGHTMARE

Bit of a complicated one I'm afraid - can anyone help??? Selling a 1950's house. Level 3 survey done and generally very good results. However, surveyor has mentioned possibility of sulphate attack in this era of housing. None known to me in local area, have checked with neighbours in same row...
