Hi

I would like to pick your brains on my idea for an extension. I have a ground floor extension that was added to my house in 1993, it's 7.6m by 4.2m. I would like to extend over this on the first floor to give me 2 more bedrooms.

Firstly would the ground floor foundations be likely to take this? I'm sure that I read somewhere that after a certain date all extensions had to be done with foundations that would allow for this but I can't find where I read this so could be losing my mind.

Secondly what kind of price would I be looking at to do this? I would want it finished to the point of painting the bedrooms. The bedrooms would be simple square rooms with nothing fancy, no ensuites etc.

You would need to dig a test hole in order for building control to pass the foundations as suitable for another story if you plan standard masonary construction.

A very general figure of 1000 pounds per msq is often used as a guide for extensions.
 
You "might" be lucky and there may be records of who and what the foundations were for the build back in 1993. But in the majority of situations (as mentioned above), the BCO may ask for a trial hole.
