Got a artex ceiling & maybe a wall that needs doing & trying to find out what it entails doing before I get quotes.

The first 3 are obviously the ceiling. Will it be just the case of removing loose tape & replacing it & skimming over or potentially more work than that?

The 4th pic is where the wall meets the ceiling. All the way round the room its the same, it looks like caulk to me. Where the pic has been taken the wall will be papered, the other walls painted. Would it be better to remove all of it around the room before plastering or can it be left.

The 5th & 6th pics are a stud wall which is pretty tough in places. Could i get away with sanding/filling & then lining before painting or skimming i assume would be better.

Lastly, the ceiling measures approx 13' x 9'. How long roughly would that take if just doing the ceiling?

Tell me if i haven't thought of something please. Cheers in advance

I would just board it over, the uneven bits are where the existing boards join, so difficult to repair especially with the stippled ceiling paper.
