Advice needed: neighbouring downpipe in my boundary

Hi,

I purchased a semi detached new build property in the last year and am concerned about the guttering downpipe on my neighbours property (on the detached side) as it runs down and drains into my back garden which I assume means I am legally and financially responsible for it if any issues arise.

I was hoping to get some advice as to whether this is acceptable practice or if it is something that I can challenge before the 2 year developer window expires. Is there any documentation I should have received that details who is responsible for it?

Presumably drains into a drain for which the neighbour has an easement, and it's not your drain unless you also use it.

The arrangement would be on the deeds either implicit or implied, and your surveyor/conveyancer/legal advisor should have made you aware.
