Advice on extension option

I live in the Hounslow borough. Have/are just about to complete a 6m permitted development rear extension.

I would like to move onto a double story side extension and a loft extension.

Id like to make the most of the space and work smart.

Would it be better to do the double story side and then do the loft dormer or would I then have to fit a smaller dormer if the side is already there?

Any advice welcome
 
Are you saying you want to build the loft dormer to extend over the new side extension too?
If that's a possibility yes I'd like to, but not sure if it is?

But equally if not, I'm still concerned whether if the side is there before the dormer is built, whether id be forced to have a smaller dormer due to some regulations around extra space? Not sure but can see that being a council move!
 
In my experience planners don't like loft conversions so I would leave that as a separate PD application as planners can refuse one if it is shown on a planning application even though it is (usually) pd. They are likely to mutter about overdevelopment in any case with big rear done and now side.

You can add 50cum to a detached or semi-detached house's roof including any hip to gable so if you have a hip roof now and you extend sideways I would argue that if your dormer stays within the original width of the property and its volume plus the volume of new roof over old (effectively hip to gable) is less than 50 then you're good to go
 
The loft and side wont be permitted development I don't think. I'm happy to do separate applications as I'd not do both together. I'm just wondering which to do first to maximise space.

If, as it seems most are suggesting, that the dormer won't be able to extend over the side extension, then it makes sense to do the loft conversion first and then do the double story side?

Planninr permission for side first the LDC application for loft. Get the drawings done for the whole thing first so you/your designer can make sure everything works, then split thCad and it's dead easy to tweak a single drawing to give the different versions.

Once both consents in place you can build in whatever order you like, you just have to start the planning bit within 3 years. If you want to split then probably easier to do loft before side as you'll have access for scaffold, but if you have a hip then it'll be more work. Best all round to do in 1.
