Hi, my son has just had a survey done on a 12 year old house. Survey highlighted the closeness of the air brick to the patio height and raised the issue of splashback from the patio entering the airbrick. Does this look a problem?

It is quite common for idiots to raise the height of paving or ground beside a house. There should be a gap of at least two bricks height to the DPC. Sadly there are a lot of idiots about.

Look out for signs of damp or splash reaching or passing the DPC.

Sometimes it helps to dig a trough beside the wall. Cobbles or large pebbles can be put in it, they drain quickly and do not transmit damp by capillarity because the gaps are too big. It should not be filled in with earth or gravel.
