Does anyone have any views on the likely life of this flat roof? The top black layer is cracking flaking away in places near the edge of the roof, leaving a smooth-ish but weak feeling grey layer which I'm not familiar with.
We're not looking to stay more than 3 or 4 years, so would prefer to repair rather than replace if that was possible.
