Approx build cost please?

Hi

Can anybody tell me what a reasonable quote would be for the following?

1) 7.5m by 4m outbuilding in garden

2) Cavity wall with block and brick construction

3) 1.5m deep strip foundations

4) Flat roof

5) Two standard upvc dg windows

6) One standard set of upvc dg double doors

7) Flat roof

8) Electricity supply with 15 spots and 10 double sockets

Very easy access etc

Thanks. I was quoted £24k and thought it was around the right number but then a few 'friends' all told me that was far to much and I should be paying about £15k!

For my education could you tell me how you've come up with the £26k figure?

A 1.5m deep foundation could cost as much as say £6-8k the rest could be done for £18-20k.

A site survey may even suggest that the prices could be a lot lower. However, that would require a site survey and some drawings. :p ;)

How did you get up to £8k for foundations?

At 600mm wide (I presume that is standard?) and with ready mix concrete at say £90/m3 I estimated the concrete would cost under £2000.

Obviously there will be soil to discard and labour but how does that come to £8k?

Feel sure nose will not mind us answering question.
Figures based on contractor not being VAT registered, there fore no VAT on labour, however VAT is included on all materials, plant and lorry hire. All figures include 20% overheads and profit. Labour rate based on two men at £280 per day, which is very cheap.
Site strip, peg out, excavate and concrete founds and cart spoil to tip For the sum of £4262.00.
Brickwork to footings from top concrete to DPC. Labour and materials £3138.00. That will put you within p*ssing distance of the figure nose came to after his normal four rolls of the dice.:eek: :D :p :mrgreen:
Throw oversite in for you . 100mm sub, poly and 100mm con. £1137.00.
They are the prices we would quote, now ask your know all friends how much over the top they feel we are.

Ok so I get the figure of circa £8k for foundations. How much should the rest cost ie the brick work, flatroof and glazing? Could it be done for say £18k and the builder still make a decent profit?

Sorry to dig this up again but need to get further with this. Design has changed a little so now is a pitched tiled roof but is a little smaller ie 6.5m x 3.5m.

I presume the foundations will cost the same at around £8k, could the whole thing be done to a good standard for £20k?

Norcon, Feel your comments are completely uncalled for and will treat them with the contempt that they deserve.
Why not put your money where your north and south is and and give the OP a costing all as requested. That way, you may just earn some respect.

1. Do you want insulation to floor slab? 2. Do you want cavity insulation? 3. Do you want roof insulation? 4. Do you want ceiling tacked and skimmed? 5 Do you want internal walls fair faced blockwork, dot dabbed and skimmed, or plastered float and set? 6. Do you want a skirt run round internal walls? 7. Approx length of underground electric supply from existing consumer unit to new build? 8. Approx distance from point of unload to new build and is it a a clear 2400 access from unload to new build? 9. Have you a clear 1200 access all round new build? 10. Are you doing it under building regs.

2) Cavity walls insulated and roof insulated

3) Ceilings tacked and skimmed

4) Internal wall finish? As long as it looks clean and well finished, not bothered.

5) Skirting, yes.

6) Electrical run will be approx 130ft

7) Will have more than 1200mm access all the way around.

8) Access from unload to build site will be approx 1200mm at the narrowest part.

Indy, Sorry to be a nuisance. Approx distance from point of unload to new build please. Clear access measurement is critical for knowing what size machine and dumper can be got in please give exact measurement and could measure be increased by possibly taking of gate posts, if access is through a gate.
You have approx 33 tonnes spoil to come out and 36 tonnes of concrete to go in. makes a huge difference in price if all hand work.

By point of unload I presume you mean my.front drive ie before the access narrows? In which case thats about the same as the electrical run ie 130ft.

I've measured the access and at the narrowest part it is 1000mm. Now there is a garage at the side of the property that is due to be demolished but AFTER the outbuilding was built. The reason for this is that there is stuff in the garage that would need to go into the new outbuilding if that makes sense.

If the garage were demolished first then access would be 13ft +. If the saving would be very large then I might consider demolishing first (though I understand the demolishing would also cost money)
