Are any builders still building for £1000/m2?

Getting some quotes for building work. Nothing even close to £1000 per square metre at the moment. Are any small, independent builders still quoting this sort of figure for 50ish square metres, ground floor extension, nothing fancy, just block cavity with rockwall, concrete slab and low pitched roof?

Last quote came in at £1700/m.

I did a rough calculation on what I think it would cost to get trades in myself, and it came to about £900/m.

My mate is having an extension done for £1062/mtr although he keeps saying the roof is lightweight and comes in sections.

It's basically a 4x4 box on the back of his house. Brick and block, insulated floor and cavity, patio doors, big window, 1 radiator, plastered inside not sure about flooring.

I think the company are called First Choice. Couple of pics he sent me:

I'm not sure if it would be classed as a fancy conservatory but it's 16sq/mtrs and £17,000.

Thinking about it, First Choice may be who he booked his holiday with :LOL::LOL:

Anyhoo, I find that my quotes are there or there abouts, i.e. £1k p/sqm.
 
The last single storey extension I did cost £27k for about 23 m2, but I was later told by a roofer that it was probably more than I should have paid!
 
I agree, they could have laid a few more bricks with all that!!
 
Pi$$ poor when they leave the snots on the back like that. Just darn lazy.
Not just lazy, but all it needs is for some of those snots to touch inner blockwork, and hey presto you have dampness on inner face.

Puerly based upon prices found online for various parts of the job. Here's my spreadsheet. Let me know if anything is way off!

Price for foundations dig and pour concrete 1.5m deep. £3485.00

2 Remove garage £600.00

£3485.00 (based on 24m). Possible will need 33m, so about £4800

External walls
20m external walls @ £80m2 = £1600

“Excluding the plasterwork, windows, cavity closers etc, the built price of masonry walls should be around £80per m2, which should include the wall ties and DPCs.”

£1000/m has been banded about for the last 10 years. I'm sure materials and rates have gone up in the meantime.

LOL. WTF is that pole doing in the middle of the garden?

If it was not for that he could have built in the ret of the garden instead of leaving that remaining bit of grass.

BTW aren't First Choice a holiday company?
