Are vented soffits necessary in 1930 end of terrace?

We are having new UPVC soffit, facias & guttering on end of terrace 1930's house. We have noticed that no one in our road with same build has vented soffits and wonder if we have been misled by sales person as our house is going to look different and out of keeping with rest of terrace. A neighbour told me it is not necessary to have vented facias with our type of house. I am now totally confused - can anyone advise?

It is good practice to ventilate all roofs.

There are many factors which determine how, when and where to ventilate a roof space.

Things to consider when ventilating at fascia/eaves detail is the passage of air from the fascia past any insulation, usually via continuous rafter vents.

Also having breathable membrane can cut down or eliminate the use of any other ventilation so long as other measures are in place such as foil backed plaster boards etc.

So, although having vents fitted is a noble gesture, they will be useless if the passage of air is stifled by a big wad of insulation.

A 1930's house might not have any felt at all under the tiles, then completely pointless venting the soffits

'Tis why all roofs should be assessed to determine the merits of yeah/nay ventilation and not just because the neighbours don't have it.
