Asbestos Garage Roof

Hi,

So I just moved into a house that needs work doing on it and I am on a budget. I knew that the garage had an asbestos roof but was unaware it was leaking :cry: cos there was alot of stuff piled into it when we looked round

So I guess the sensible thing is to remove it and yes I know that there is some safety concerns here. Three questions I have are:-

1) If I wear appropriate clothing and mask can I remove the roof myself? I intend not to break the asbestos but to simply cut the bolts from underneath and then lift it out of place.

2) What sort of costs are involved in the actual removal - assuming I successfully get it off the garage roof and place it in a tip? (I live in Berkshire BTW). Its a single garage roof so I reckon we are talking 10ft x30ft

3) As for replacing the roof. Is it possible to simply use the same type of plastic roofing used on a conservatory i.e with the sky hooks to secure it down? The existing support bars/girders are quite rusty so maybe they will require replacement too

any advice or tips appreciated

not sure about you doing it yourself but I have the same problem with a leaking asbestos panel roof.

We are having the garage taken down anyway and one builder gave me a very rough price of £2000 to take down the garage and roof and dispose of the asbestos. The cost to demolish the garage will be very low, so I quess the majority of the £2K is the asbestos.

I think your main issue would be how you dispose of the panels - you won't be able to take them to your local tip

As a professional roofing consultant we work with this type subject daily.

Firstly we would strongly recommend that you do not do this work yourself, mainly for health & safety reasons but also because you cannot simply take the asbestos to your local tip. The asbestos would have to double bagged and sealed, which would mean breaking up the asbestos thereafter the asbestos would have to taken to a registered site.

If the roof is in relatively good condition then a polymer coating is a way forward and a far cheaper option, there are various products on the market if you google Polymer Roof Coatings you will find a solution. A word of caution is be very careful working on the roof if you consider doing the work yourself as the roof is FRAGILE and you will require crawler boards.

Good quality respirator and suits are a must, as is keeping the area damp to reduce fibres in the air.

The whole area wants to be cleared so it doesnt become contaminated with the fibres, basically use some common sense.

I double bagged all my asbestos and took it to my local tip, who have an asbestos skip (with lid) and it was not an issue.

this roofing specialist couldnt be more wrong..!!!! You can take it to the local tip if they have an asbestos container. You do not have to wrap the sheets as there is no legal requirement by the environment agency to wrap asbestos cement roof sheets for transportation, although i would advise its wrapped. I know this is a while ago now and the problem is possible solved, i just hate it when people obviously dont know what they are talking about and give advice on a dangerous subject when they are not qualified to..

my asbestos roof was removed after selling the whole garage on ebay. the lads came suited up with white overalls & masks etc.

i went to the local tip to enquire how i could get rid & theyve gave me enough of this blue thick plastic sheeting to wrap it in. i wrapped it then taped the ends up with brown parcel tape as recommended.

@ my local tip you can only take 20 long sheets per year, but whats to say i couldnt get the nextdoor neighbour or a family friend to sign some more off.

i was dead worried when i was left with it, but bit the bullet and did it myself. for around 12 2.4m length sheets it was gonna cost me around £600.

it was a no brainer.....
 
There are some councils that will take it away for you if you get it removed and stacked on site.

When you bear in mind that a disposal for 1 container to a licenced site costs about £6-700 the householder disposal route has got to be the way.

TBH the most cost effective method is to coat it as has already been stated.

Another route is to overclad with a product like Onduline which is a corrugated bitumen sheet.
