Back boiler condemned, what to put in fireplace

Hi all

Just had my back boiler condemned so now looking at getting a combination installed instead.

My question really is what should I do with the currently ugly fireplace ?

I like fires but think would rather a log burning stove or a nice real flame fireplace. Is it a fairly straight forward installation where my back boiler is currently once it's gone ?

Any other more expensive work needed now?

Your chimney will almost certainly need re-lining for a new installation. Budget £1500 for that if you're going down the wood woodburning route, a shade less for gas. Decent gas fires that actually heat the room tend to be expensive to buy... gas fires which are cheap to buy can throw as much as 70% of their heat straight up the chimney and out into the atmosphere. Ditto with woodburners, although regulations limit them to 35% heat lost up the chimney. Either way, budget £2.5-3k for a full installation.

modern electric fires are surprisingly good looking nowadays, you can get a nice fire surround with it and it won't cost you an arm and a leg. Just don't expect it to heat the room though.
dead easy to fit too.

what does it say on the warning notice ? why was the BBU condemmed ?

Personally I prefer a real fire to an electric one, would seem a shame to be able to have a new fireplace and then install an electric one, though wouldn't want an open fire reading most the heat is just escapes up the chimney.

The boiler was condemned as the "damaged integrity" basically the side of the back boiler was disintegrating and rusting he showed me.

If it's all a major headache a realistic electric fire night be considered after all

you can get a replacement BBU that is condensing, but with an electrical fire front, might be worth considering

I saw a customer with an electric log fire, there were leds in the decorative logs which glowed like embers and evaporating steam looking like smoke...it was amazing, no way you’d have had it down as an electric fire.

I heard of the bbu condensing back boiler but I thought that had now been discontinued now too, at least I can't see how to go about getting one on the baxi website.

If they are still available with an electric front I'd consider that right now.go be honest as having just bought the house any money saved would be a bonus, though none.of the 3 plumbers so far have mentioned one, only all 3 have mentioned installing a combi

The condensing bbu was discontinued because it was schit.

Funnily enough I am pricing a job where I suggested putting one in years ago.... Bullet dodged



OP... Your reason for condemning doesn't make any sense... What integrity is damaged?

Honestly I wouldn't know, he showed me while I was there and with a screwdriver he was pulling away rust from inside the left panel without trying it seemed to be disintegrating.

Wouldn't know how easy it is to replace bits for that etc.

I've had 3 people out today and 2 quoting for a combi, and one for a conventional so going from.a back boiler to a different one I'm not too sure which one I should opt for.

The quote for the coventional boiler is the cheapest and seemed to make.the.most sense to me but we wouwouwd.nedd to add radiators and relocate some I'm guessing isn't cheap
