I am looking at a property I may wish to buy, to use as a HMO. As it is 3 stories fire proofing becomes a very important issue.
Due to the odd layout, there is a lot of space under the stairs to put a boiler, hot water tank and an airing cupboard, as I understand it this is allowed provided the underside of the stairs are fireproofed and the boiler room has a fire door and fire alarm detector point.
However the boiler flue will have to pass through a “safe zoon” that is part of the escape route. So somehow
a) A fire will have to be prevented from spreading var the boiler flue.
b) And/or the boiler flue will have to be boxed in so it is fireproof, but still be able to be inspected.
Is this possible, if no how much work would need doing to allow it?
