I live in a 5 year old house and have just discovered that my bathroom extractor has not been connected up to the flexible pipe to the vent. The fan was hidden under loft insulation.
Can someone tell me wether these fan's can be covered in the insulation?
I have a customer service manager from the builders coming out tomorrow to look at this, I will be showing him the paint coming down from the ceiling and the white loft insulation. Is there anything I should be telling him with regard to how this has been fitted?

Hopefully someone can help me. Thanks.

the fan spigot should be connected directly to the flexi-hose. the hose should then run to either a wall terminal, a tile vent terminal or a soffit terminal.

these things are fairly simple to understand and fit. i can't see what you need to tell him other than it ain't connected.

Strangely enough this is a fairly common problem, and should have been picked up on the final inspection made by the inspector.

Quite obviously the fan should have been connected to a duct terminating to outside air. However, there are other factors to consider.

If the duct runs through cold space (i.e. above the insulation) the duct must either fall towards the outside, include a condensation trap or it must be insulated.

Secondly, all fan units have limitations on maximum length of duct. You should find out the model you have fitted and check with the manufacturer the max duct length and the minimum duct size.
