Hi all,

I've just moved into a property, and was slightly aghast at what the landlord had done to his bathroom floor.

Several of the tiles "crunch" under foot, and the grouting is cracking and coming up left right and centre.

We pointed this out to him and he came back to fix it. He apparently had decided that filling any hole with more of the same awful grout was the answer.

Can anyone figure out what the hell is the problem here, or if the landlord is just an idiot? I have no idea what the floor is like underneath here.

Thanks for anyone who can help!

sounds as if there is a feir bit of movement in the floor, maybe he didnt fix the floorboards to the joists correectly, maybe he has overborded with something silly like 6mm ply or possibly he has even used a NON flexible adhesive or grout

Looking at that, the landlord is probably an idiot but he may also have just “tarted the place up” or DIY'd it to justify whatever rent he’s asking you to pay. From what you’ve said & the pics, my guess is there are all sorts of nasties going on under there, it looks like a total joke effort; you should voice your concerns immediately. If the landlord wont listen to your concerns, put them in writing, preferably to the agent & copy the landlord but if there isn’t an agent, recorded delivery direct to the landlord. Decline any responsibility for future problems that may arise due to the state it’s in. Take lots of pics (looks like you already have) & get a “trade” second opinion if the landlord’s response isn’t good; my guess is it won’t last longer than a few months. I have no idea of your length of your rental agreement but, if that’s his best efforts, maybe you should start looking for another landlord. Be very careful you don’t get stitched up & loose your deposit to pay for remedial work which he may claim is down to your abuse!
