Bathroom Remodel

Hi everyone, hope all is well.

I'm looking to update my bathroom. I'm not going for a full refurbishment but want to update it prior to selling.

I've attached a floor plan I have drawn showing the existing appliances and where the pipework currently goes. I have a 3D visual drawn up to broadly show it could look.

I was hoping to do some of this myself although not done any pipe work yet. In terms of repositioning the sink, I was thinking of tieing into the pipework by the bath and using the plastic pipes etc.?

I would look to have a floating sink set up and new toilet. I would probably take the existing tiles off and tile in the same area rather than the whole room.

Also, i would like to box in the foul pipe from the toilet otherwise I would need to mess about with the chamber chimney position on the other side of the wall.

In terms of floor, perhaps a vinyl flooring over the existing?

Any advise or tips would be appreciated.

If you are selling, don't waste your money. You will not fit what other people like!

Make a bath panel. Some tongue and groove board will paint up nicely. Paint the radiator. Get a door threshold. Job done, less than £100.
 
Whilst I agree with not doing anything elaborate before you sell, worth getting an estate agent in and see what difference it would are to selling price.

Could be that something in-between the above, such as new tiles on the wall, would add more than it would cost.

I certainly wouldn't do what you had planned, especially as you haven't done it before

Thanks for all the replies, much appreciated. Yeah perhaps a middle ground will work, vinyl floor, new tiles, paint or new radiator, and some new tongue and groove.

Yeah estate agents said leave it as is, but thinking they wanted us to put on the market ASAP but we're staying here for atleast another year, maybe slightly longer.
 
Estate agent is right, seriously, spend no more on it than necessary to allow the next owners to live with it for maybe a few years, the next owners will allow for its replacement. Sometimes a newly done kitchen or bathroom actually puts buyers off if it's not been done to suit the new buyers taste.
