Baxi 105e not heating c/h water sufficiently

Hi,
I've noticed that my combi boiler only seems to heat the central heating water to 50C (as indicated by the LED's on the front panel). This is despite the thermostat being set to as high as possible. When I set the thermostat to the lowest setting, the central heating water will get to 70C.

The combi boiler is in the loft and I also have a thermostat in the living room. I have st this thermostat to 30C to try to 'ignore' the effect of having it.

Any thoughts? Thanks

CHeck your tap flow rate. Try it at say 10 llitres/minute. Measure it into a bucket, usually they're 9 litres.#

Flow too high means temp will be lower.
 
Even if its the central heating water that doesn't seem to be getting hot enough, not the water coming from the hot tap?
