Baxi 133HE no hot water, overheat, cuts out, leaks -Solution

Thanks to all who have posted about Baxi 133HE condensing boiler.
Here are the symptoms and problems we experienced and the solution.

For the last year ours would cut out and show red light after 3rd shower or halfway through running bath. Case at top left front (in front of combustion chamber) would be hot.
Also would occassionally leak a little water from left hand front corner of casing.

Was making horrible whistling or groaning noise in use.

In autumn turned heating on and had to drain a radiator to replace leaky valve. On refilling radiator and pressuring heathing the radiators and heating worked, but the hot water effectively stopped completely.

Local engineer had a look and said call out HeatTeam. Said it would cost a bit more but be more cost effective in long run.

After exploring option found that HeatTeam is Baxi repair division and offer a combined fix (whatever is wrong) and years warranty for £300.

Registering by phone was simple, Engineer was out next day.

Problem was the priority to hot water valve which which had become stuck in heating position due to build up of gunk. Engineer said it was not bad and the system was ok and perhaps unlucky it got itself stuck.

So that was replaced.

The overheating and leaks were caused by deterioration of seals of the heat exchhanger/ burner door allowing incorrect air fuel mix creating condensation which resulted in overheating and leaking condensation.

Heating pressure still seems a bit low and does not keep its pressue so may still enquire about that during our contract.

Otherwise the Boiler works fine now.
Asked engineer if these are reliable or should consider Worcester Bosch and his view was the Baxi is fine if maintained.

Hope this helps. This info might have encouraged us to find out about HeatTeam earlier rather than struggle on for a year. Let me know if I have been vague on any details. Regards
