Baxi Bermuda 57/3 back boiler overheating + new regs

1. Boiler overheats first thing in the morning on start up. Boiler thermostat is set at the lowest reasonable level. BG have been once without being able to resolve the problem - any ideas for resolving the boiler problem?

2 as a result of the first visit BG have advised by letter that the appliance (which has been regularly serviced by BG for a number of years) does not meet current safety standards on ventilation. The appliance will be categorized as at risk after 1st June 2008. Can anybody please tell me what that revised building regs which make the change in ventilation necessary and what the new regs are?

There are not any new regulations as such.... Your Bermuda BBU & Fire has ventilation requirements that are stated in the manufacturers installation instructions (MI's). These have not changed. What has changed is CORGI's Unsafe Situations with regard to the ventilation of Open Flued Appliances. Previously the amount of ventilation that your room had going direct to outside meant that it would be catergorised as Not to Current Standards (NTCS) so long as it was working safely. Now, although nothing has physically changed it is still categorised NTCS, but they are warning you that in June 2008 it will be categorised At Risk (AR)(It will be switch off, with you permission, labelled AR and you will be advised not to use it till the problems are rectified)

If it is categorised NTCS now and AR in 2008 it would suggest that it has between 40-90% of the ventilation requirements. All you need do is increase the size of the vent in line with the MI's and make sure the vent doesn't have a flyscreen (AR) and that the hole in the wall is sleeved across the cavity (also AR I believe)

This happened to me and I decided to look into it further. BG gave me a free CO detector, did you get yours??
