thanks for all the advice you guys have given me so far. much appreciated.

Few more questions.... I live in a 2 bed terrace where the only cupboard in the whole house is in the second bedroom, currently with a tank in it and the boiler in the kitchen. I want to move over to a combi and free up that cupboard and was going to put the boiler in the loft but have just done some measurements as it maybe easiler to install the boiler in the back of the cupboard.
1- I assume, ventaltion wise, that a boiler in the bedroom is ok?
2- will it make much more noise that the tank and pump currently do?
3- will the plumber be happy to service boiler? access is pretty good, will remove clothes and shelving so can step into cupboard. maybe a bit dark though!

anything else I should consider?

many thanks.

1. Probably
2. Probably Much more. Will probably wake up the occupant.
3. SHouldnn't be a problem.

Reconsider the loft - with a few caveats which have been mentioned here before. Search on "boiler in loft" should find them!

Other than the pump you will also get noise from the fan and may also hear the burner, but noise is not excessive all depends how light a sleeper you are when it come on in winter mornings

had thought of putting it in the cupboard to create the airing cupboard effect but noise puts it back in the loft. thanks
