I'm buying a brand new house and went for the house inspection today. All of the ceiling have the stippled artex and we noticed that there are bubbles/holes in the artex. Does anyone know what could have caused this. need to argue the point with the developer.

Could be a lot of things. If paper tape has been used, perhaps air bubble s are behind it. Maybe the plasterboard was damaged or damp and the paper pulled away. Maybe the jointing on the plasterboard was uneven. Might just be poor artexing.

All of that is hardly your concern though -if the finish is not acceptable, then it is up to the developer to put it right, regardless of what may be the cause. Make the point that if there are flaws in what you can see, what about the flaws that cannot be seen.

Bear in mind that any wet trade will not give you 100% flawless finish, and if what you snag is something that cannot be seen on reasonable inspection , he may accuse you of being too picky. By the sound of it, though, this is probably not the case.

I'm gobsmacked to see that stippled artex is still being used today in some brand new houses. You can't beat plain ceilings, but if you want to artex or paper them, then that is your choice. But to have this stuff, especially stipple, imposed on you in a new build, in my opinion stinks. Most people who ask questions about artex on this Forum want rid of the stuff. It's like the plague, once you've got it, it's a problem to get rid of, long after you're fed up with it. It does nothing for the look of a room, and is probably used in a lot of cases to cover up or hide shoddy taping/workmanship etc.

Agree 100% with Roughcaster. It's hideous and devalues the property.

As Joe says Artex is now considered so naff, it will devalue the property before you even move into it! You should have been given the choice or at laest if it's foisted on you it should be done properly; if not too late, I'd consider another developer. For many years, it was somehow sold to public as “fashionable” but it’s only purpose is to save money on the cost of finishing the ceilings. Thank god it never became fashionable to cover walls with the stuff; although a few have slapped on to get that “Spanish look”.

After a great deal of work I’ve only got one ceiling left with this horrendous stuff on, all the rest are now re-plastered flat & beautiful. I’ve also removed all the nasty Gyproc coving; in my view, this comes a close second & only serves to hide all the cracks between the wall & ceiling!

To try and answer the original question, maybe the ceilings were artexed without being sealed first, especially where the tapes are, and the suction took the moisture out of it too quick, leaving air bubbles, and where some of the bubbles had burst, it leaves little holes in them. Just a thought.

Maybe you should ask the developer if he has artex in his house. I bet he says "YES"...... with his fingers crossed.... I still have 2 ceilings in my house with artex on, as I have said in previous posts, both done with a comb, I did them in the late eighties. They will get skimmed over someday........Now if only I knew a plasterer.

I remember where i've seen this problem now. What it is , is when a powdered Artex is mixed with water and mixed too fast so that it traps air bubbles like Aero chocolate. Then it goes on the ceiling and the bubbles pop, leaving holes. A thick roller coat of emulsion should sort it.

Has the 'artex' been painted? if so , sounds like a classic case of unthinned emulsion being applied to bare artex/plaster. Can be a bloody pest to rectify, no good putting thicker coats on now it will just mudcrack and peel off. Tell your developer to tell his monkeys to mist coat the artex ffks. erm that is supposing they have been emulsiond of course ;) good luck John

The devloper is probably not painting the artex - one of the reasons it is used is that it saves on decorating the ceilings.
