Building Control Diagram Confusion?

Hi,

Please can someone advice. My building control diagram shows the windows of my new extension line up - top and bottom - with the windows of the main house. But it also states that the minimum height of the extension window above floor length should be 80cm. The problem is that the windows of the main house have a height of 74cm from the floor. So if I stick to the 80cm extension minimum height, then the windows of the extension will be one brick above the windows of the main house. If I make the windows all line up, then the floor to the bottom of the window measurement, will be 74cm, less than the minimum of 80cm. Can anyone advise please?

Please find picture attached showing window line and comment about 800mm above floor level.

You'll have to chat with your Building Control Officer before the window opening is made to see if he'll let you drop it down to match, your argument being it will be no worse than the rest of the house. If he agrees put it in an email to him at the time.

I assume the generic note about 800mm is to do with the height of the glass above the floor level, Regulation K.4. If so double check the height of the actual glass in the window not the window sill or frame, if it is still below 800mm you can have toughened glass fitted or raise the sill height of the window.

Thanks for that. Just checked my other windows. The start of glass in the window is actually around 5cm above the sill. So I may be OK. Otherwise, I will just have toughened glass put in.
 
The issue is the height of the cill (and the prevention of someone falling out) not the glass type.
Fair point but I was assuming it was only the ground floor windows. From the drawing the first floor windows appear to have a higher sill height. If it is the first floor then your point in post #4 would apply, plus maybe restrictor stays to stop children falling out.

Raise the sills one brick course. Always keep the headers the same. No one will bat an eye.
