Building over drains.

I am knocking down my attached garage which is attached to the house, We have planning in for this but have not been given permission yet.

My question concerns building over drains.

The black line is the drain (110mm dia), Which flows down the back of my property we connect to it Via IC(2). Our neighbours on the right of the drawing connect to it via IC(1).
Now my predicament, I don't see anyway of not building over this at all even if we move the drain we will still build over the pipe from my house.


When we decide to submit to the BCO I would like to have a few ideas in place on how I can get round this.


Anyone have any suggestions please.

Normal procedure is to concrete in the overbuilt drain section(s) this isolates this section of drain from damage but it does not prevent blockages etc. so you must provide adequate rodding points if they are not already there...pinenot :)

You need permission from your drainage provider to build over or within 3m of a public drain. Building control won't proceed until you have that permission in place so you might as well get on and get it sorted. Download application forms online and submit the necessary details. If you build over you will need a cctv survey.
