Hello,

We are in the middle of a large project and have been told by the building inspector that we cannot leave ceiling joists exposed due to the need to protect from fire. We were planning on putting ceiling boards between the joists (as originally) due to the fact that it is a very low ceiling and putting boards under the joists will mean the room height is only just over 2 metres.

The building inspector went away to check the regs - anyone out there know about this and any way we can achieve what we want within the regulations?

when i worked on pub refurbs for a few years, when timber was exposed the decorators used to paint it with some clear stuff that absolutely stunk when wet, maybe a decorator may have the name

You can oversize the timber section so that in the event of fire, the exposed parts will char, but still leave sufficient strength in the joist

Just use a clear intumescent coating. Albi is a well know make.
