Hi twelve years ago i moved the kitchen in my house down stairs into the basement would i need building regs now i want to sell my house,estate agent seems to think i would. thanks.
No you don't need building regs to sell your house but it is possible this will cause problems, really depends on how the buyer takes it. You really don't want to involve building control right now anyway. It would be tempting to say it's always been like that but that would require not answering solicitor's questions truthfully. At the end of the day probably going to cost you money either with a (useless) indemnity insurance premium and/or a discount to the buyer. Wait until the solicitors get involved and until then don't tell anybody else.
