Hi.

Does anybody know what constitutes the internal dimensions when it comes to the under or over 30m2 rule for building regs?
Specifically internal partition walls. Does the area under the wall count towards the total?
And skirting boards? Can their thickness also be removed?
This is a timber framed workshop over 2m from a boundary and within permitted development.

Thanks

i would suggest finished outer wall internal measurements at waist level with no intrusions or window or door recesses counted
in other words a featureless empty rectangle box or multiple boxes only covering the outer walls inner surface to work out the volume
but purely a guess

It's the area measured to the internal face of the external walls, the legislation is very clear. Any internal partitions are irrelevant.

@big-all no point guessing it merely adds confusion.

Is it very clear? How clear?

This "internal face of the external walls", does that include finishes such as plaster, dry lining, IWI then plaster finish, cladding?

How are door reveals dealt with? Deep reveals?

It's to the face of the finished wall ie the plaster, it reaches to the outer edge of the floor where there is no wall eg a door or where the floor changes to the door cill. Now you know, glad I could help.

Thanks for clearing that up. It was worth logging on today then. (y)
