Hi all, ive had a building survey dont on a 1930s property in london, and the surveyour mentioned these commnets on the report. However as i am not a buildings expert i'm not sure as to what they mean and how serious they are...

"Instruct a Timber specialist company to inspect all concealed
timber and rotten sections principally within the floors and walls
and provide a quotation to eradicate and found outbreak of wood
boring infestation, fungal decay and any difficulties that may be
found and also to provide you a quotation for any remedial works
recommended. Instruct a competent damp proofing contractor to
carry out an independent inspection to examine the principal
walls at ground and basement levels around the property in
particular to carry out recommendations including re-plastering
as appropriate to eradicate the effects of rising and other
dampness and to provide an insurance backed guarantee. We
recommend arranging for a structural engineer to undertake an
independent investigation of the structural distortion noted
including distortion and movement on internal lounge and
bedroom wall and obtain quotations to implement any
recommended works as deemed necessary. Instruct a Licensed
Asbestos Removal company to carry out an independent
inspection, to test and confirm as to whether asbestos based
products exist within the property and to provide quotation to
eradicate any found and to replace same with non-asbestos
based materials.
SERVICES"

Could someone please kindly advise as to what he may be suggesting?

He's covering his back by telling you that you need specialists to look at stuff.

Entirely upto you, most of it standard back covering stuff, you might have damp, you might have asbestos, you might have timber problems, that's all stuff they put in for most houses without even looking at them. The distortion stuff will be specific to your house so could be worth looking at but again it could be nothing at all.

What maybe important is any impact on your mortgage if you have one, a lender may insist on further investigation.

It must be one of the easiest jobs in the world: being paid handsomely for taking a cursory look at things, and telling the client to pay experts to look (again) at those things.
If there is such a thing as reincarnation, I want to come back as a surveyor.

The only bit of that of any interest is the structural distortion mentioned in the lounge and bedroom. I'd ask for more info on that point.

Was this a building survey or a homebuyers report? And what does the surveyors terms and conditions say about specialist reports?
