Busy times ahead..

New to this forum. First post.....

Wife/family and I are due to move house in the coming weeks. The house in question is need of a LOT of work.

Its a 1950's, mid-terrace, 3 bedroom house, that needs....
(Here goes..............)
Central heating
Double glazing
Complete rewiring
Roof refelting
New kitchen
New bathroom
New carpets, floor tiles, laminate flooring
Knock down wall to create kitchen / diner
(...........and breath......!!!...)
Thats before we even think of tackling the lawn, fences, driveway.
(s**t!! maybe we should just be moving into a nice new Wimpey home!!!)

We managed to get the house for around £20,000 less than the other houses in the area. Its been pretty much untouched for about 30/40 years.So were hoping to get all the jobs done for under £20,000, this way if we sell on, we should be in profit.

Our first tasks (as stated in the mortgage agreement) are to be the rewiring and the refelting. Both to be done within the first six months of moving in.

I'm more than happy to dive in and do as much work as possible. But its since nosing around sites like this, that I've noticed how much red tape is involved. I knew about CORGI, but building regs... FENSA... PART P..... bit of a minefield!!!

Just a couple of weeks work then :D

I recently (well 9 months ago) moved into my new gaff, had to get some wiring work done, put a new central heating system in, put a new bathroom in, and am currently decorating the rest of the house. Nightmare. The upshot of this is, like yourself, I got a big saving and should stand to make (well, sort of) about £15k when I sell.

I got all the work done by pro's, apart from the bathroom which I did myself, as i had neither the time, experience nor qualifications to tackle the other jobs by myself, and neither would I.. Gas & Electric. No thanks, I'd like to live please :D

Haven't really got any major advice, apart from take your time.. Know your limits, and have fun (haha) doing it!

Sounds like i had the same experience as Material.Buyer.

Had my 1930's semi re-wired and had new c/h installed. Fitted the bathroom myself as well.

Biggest peice of advice:

Get the big, messy jobs done ASAP. Prefferably before you move in, tho this may be impossible. Much easier for the trades to spend a few days ripping the place to bits and putting it back after than to have to work around carpets/furniture etc.. At the very least, get it done before you unpack everything.

Once you've got the big 'uns out the way - you can then start on the less messy things that won't get knackerd by dirty great sparkes and plummbers knocking around the place!

I agree. If you can do it before you move in, not only will it save them wrecking some stuff, but it might save some time if you're paying them hourly.. like I did. That way you don't have to pay them to move furniture around.

Plan to move the family to My Mums (Permanently? ;)). Then get the electrics and the C.h done at the same time.

The rest we can live around.
