I am at the sketch stage of an extension (and my first project), at the moment I have drawn it as a lean to with 50% glass on the outside, and it meets all the other cryteria to be exempt from building regs, however my fair lady doesn't want so much glass, so I was wondering if, what I have drawn could be classed as a porch and therfore remain exempt but with less glass?? Cheers.

I'm not sure about the porch regs, but what software did you use to make the drawing?

I used AutoCAD Lt 2010, I run a CAD design company so the software is a must for me, but costs around £1000 so not cheap. I hear google's sketch up is pretty handy........and free!!!

It will never be a porch under planning or building regs. Nothing to do with the glass, but more to do with the size

A porch! Lummie!!

Looks more like (dare i say it)...an orangery. Whatever one of those is.

Provided you keep the external doors you can treat it as a conservatory which will be exempt apart from Part N (glazing - safety of) and Part B (fire) as its on the boundary.

Can you do that? can't be sure but looking at the scale stick it looks to be around 50 sq/m + to me :?:

Ooh, could be although assuming his scale bar is acurate it looks to be below 20m2 to me. Anyhoo its only when its above 30m2 that it becomes an extension. It must also have over 3/4s of its roof area glazed and over 1/2 of the wall area is to be glazed for it to be considered a conservatory. So he probably ought to lower the cill to qualify, although his drawing skills might need a little brushing up! :D

Well the prize goes to freddymercurystwin, the area is 18.54m²!!!

Thanks for the help, I'll be keeping the external doors and currntly I have 47.8% of the wall as glass which the buildings officer said it would be OK and will be exempt.
