Can my new loft room be classed as a bedroom?

My loft conversion is shortly due for completion; the main use is for a third bedroom/play room.

Before the plans were drawn up, my Architect commented that if we ever re-sold we could not market the house as three bedrooms as there wasn't sufficient ceiling height in the loft.

Despite my initial worries, I am 6ft 4ins, the contractors have managed to get a floor to ceiling height of 6ft 8ins or 2.032 metres in new money.

Is the Architect right in his comments?

Not on the basis he has stated as buiding regs say 2.0m although there are some circumstances where you can get away with less.
More important will be structure, fire escape and insulation.
Does your conversion fully comply with building regs?

Yep, Structure, Fire & Insulation Regs have been complied with as Building Inspector has been around on two separate occasions already and all has been OK. Final inspection due sometime this week.
 
well provided you have complied with all the building regs for a habitable room then you don't have a problem, as i said 2.0m is basically the limit
