hello all, first post, i currently have a claim running with the nhbc, we have many problems with a new build, now 9 yrs old, i have a suspended cast in situ concrete floor, minimum thickness 150mm, mines measures 107mm, also the cavities are quite substantially blocked above dpc level.
we know about this because i got them to open up the outside wall to investigate the floor slab as i have a 32mm run from front to back in my lounge.
so to the point, the nhbc will not fix the blocked cavities because they are not causing any damage (not now what about when my nhbc cover expires?) also the concrete thickness min 150mm mines is 107mm, that's fine as well no problem according to them, what is the point of building regs and specifications if the builder just does what he likes.
the drawings for my house show a ground bearing slab, but i have a suspended floor like the houses near me but they are pilled foundations, mines strip, nhbc said the builder must have decided to change the slab type on the fly.........WTF. so i do not have a specific drawing for my house, its a mix between pile foundation and strip, and suspended and ground bearing.
when the wall was opened up we found the slab has been cast on top of polystyrene sheets, fine its insulation, but in this case its been taken right under the slab between the under building block work and the slab so the whole house is sitting on a big soft joint between blockwork and floor slab
like an expansion joint.
i have damage on first floor tape pulling at ceilings and vertically in corners 45' cracks in tiles in kitchen on grnd floor.
thinking of getting independent survey done.
