Whats the minimum ceiling height of a loft conversion/dormer? Obvious answer is 7ft, is there an official figure? Has anyone any experience of dropping ceilings on the 1st floor to accomodate additional space in the loft? Wondered if it had been done before . . .
There is no minimum height for ceilings for a loft conversion, in fact any dwelling any floor. The only minimum height you need to worry about is above the stair, where you generally need to achieve a 2m height above the pitch line. But then for stairs in loft conversions you can go down to 1.8m on the lowest side and 1.9m in the centre. Even then in loft conversions Building Control will often allow a little under these figures if space is a problem.
You can drop the ceilings and build a floor at a lower level, but it's a major, messy job.
Among other things, you need to consider how you deal with the first floor windows if the floor ends up below the window head; and how you maintain stability of the roof rafters once the ceiling ties are removed.
