Cladding internal garage roof or not?

I’m having a garage roof done with one piece rubber sheet at the top.

Internally the roofer gave me these two options.
Either leave it bare timber as in photo 01
2nd Option is plastic cladding

I have 3 bungalows with tin roof and the condensation on the inside roof is mad!
The roofer said he will provide ventilation as in photo 2.

Would the plastic cladding create condensation as the tin roof? Which option would you go for ?

Option 1 - it makes wiring lights, opener etc much easier. Plus if your roof leaks you will see it.
 
option 1 - i have put LED strip lights up in those voids, at daughter (with an electrician ) - just another piece of wood across and then the light will fit
Also made up some storage in the voids as well

The roofer is putting a one piece rubber sheet so he said it will not leak.

He suggested the cladding as tenants tend to fit things at ceiling level thus making holes in the rubber sheet. The cladding just stop then from doing this.
 
Why would tenant make a hole in the roof deck? That seems a bit unlikely, even for unpleasant tenants.
