Connect Flat roof rafters to pitched roof.

Hi Guys,

Could you please recommend the best way to connect new cold flat roof rafters to the existing pitched roof. See photos.

I am thinking
1. Remove a couple of raws of tiles
2. Remove the top course of the facing bricks
3. Lay a 2"x 3" wall plate on a mortar bed in place of the facing bricks.
4. Sit the flat roof rafters on the wall plate.
5. Screw new rafters to the existing rafters

If you're doing a cold roof, how will you ventilate the void where it attaches to the existing house?
The Connection part between two roofs will have no OSB, only insulation between joists, on top of that there will be lead flashing going under the tiles and joined to the flat roof further down. So I am hoping the gap under the flashing will ventilate into the pitched roof void.

For the rest of the cold roof I will use flat roof breather vents.
