Hi, totally new to this so bear with me….

We're buying an Edwardian property in a conservation area , before we move in we need to address the issues raised in the survey. Externally that means a new roof, repair of windows and rainwater drains. The first stage with the planners is pre application asking if we need permission for anything. I've sent that and they're asking for plans - i'm maybe being stupid but i'm not sure how we show repairs on a plan? Can anyone help?

You won't need permission for repairs and you should not need permission for replacement if replacing in the same material and style.

If going ahead with the pre-app advice, give them photos and mark up what you want to do.

Thanks - we thought that but just wanted to double check with them. We already sent photos, but they're asking for a plan. Will that just be drawings with the repairs marked?

That's council stupidity for you.

What about a basic plan outline, and then annotate the areas being worked on with an x an reference such as

A1 - see photo A1
A2 - see photo A2
