Conservatory base

We have just bought a new build house which has a patio at the rear.
The patio sits on a base which has a brick surround as the garden is slightly lower than the house.
I am wondering if the brickwork will have 'footings' suitable to support a conservatory.
I guess I could ask the developer - but they don't even know what brand/type of paint the contractors used on the woodwork inside.
The other option is for me to dig down the side of the brickwork I guess.

But I was just wondering what the 'norm' would be for putting in footings under brickwork support for a patio.

Anyone care to comment?

There won't be any foundations under the patio. And you probably need planning permission for a conservatory on the back of a new build as they usually remove the permitted development rights for new builds.

Thanks for the headsup about the planning - I'll need to check it out to confirm if the local planning did that.

With regard to the support, I guess I'll have to do some other sort of 'digging' around

New builds normally have restrictive covenants to prevent you enhancing the property or otherwise, in the first few years.

Interesting - because a number of the other residents have put up canopies (wood as well as glass versions) and conservatories.

I will need to check if they had permissions and if so how easy it was to get them.

They may have not bothered or simply may not be aware, it's a total gamble if the planners ever do a sweep and pull people up on it. In my experience conservatories that would ordinarily meet the permitted development criteria are approved, bear in mind also that for these applications there is no local authority fee payable.
