Hi

I have a crack where our lean to style conservatory joins the external wall of the house. The conservatory is about 6 years old and the house about 16 years old.

The crack is along the mortar line where the dwarf wall joins the original external wall of the house.

At the top of the dwarf wall, it is about 4-5mm thick on the inside but at the bottom is narrower.... to the right of this wall is the door to the garden and I have had to adjust it to stop it sticking...... thus it is almost as if the entire dwarf wall between the exterior wall and the door has slipped down slightly towards the door.

The crack is narrower on the outside looking in but from the inside you could see through to the outside if you squinted enough. I have since filled the gap with mastic (just to stop the draft!) and had to remastic along the window sill, where the orignal mastic had split due to the movement.

I did this 6 months ago and it doesnt seem to be any worse with the crack not any wider.

I think this needs sorting out properly now.... as it hasnt moved any further, can I just get a bricky to re-mortar the join between the house and dwarf wall? What has caused this? - Im not convinced it is subsiding as this didnt happen until this year plus its not getting any worse, yet seems a but late for settlement?

any advice welcome.
