Conservatory /extension?

We are looking into getting a new build conservatory and We seem to be getting conflicting information as we live in mid terraced house, we have been told we'll require a full height brick wall due to latest fire regulations? Since the Grenfell incident, between both our neighbours, other company's are happy to install dwarf wall with UPVC windows, however we are wanting a lightweight solid roof, which some say is classed as extension, not a conservatory so require a solid wall,the build will be less than 1 metre from either neighbour's boundary, neither have conservatorys or extensions so the side of build would be parallel to their gardens. Please forward any advice as to building regs etc

Incidentally why do you even want a conservatory? They are absolutely unusable for abut 90% of the year, in the summer they are roasting, in the cooler months you may as well be sitting outside.
 
With the solid roof hoping it will be usable all year round but not really wanting the solid walls on the side if we don't require to

Hi, it's more to do with the solid lightweight roof instead of glass roof which some are saying it's classed as an extension not conservatory, and due to proximity to neighbours as mid terrace require solid wall instead of windows which admitedly we were looking at being frosted glass on sides anyway, however the solid wall is more costly and reduced light
 
If the "conservatory" is in fact an extension by virtue of the roof, then yes, building regulations may apply ..... and if so should apply to the whole build because it's then an extension, and you will need to make a building regulations application for the work.

And ironically you may find that the plastic/tile effect roof sheets don't actually comply with the requirements for fire spread at the boundary, and likewise for any glazing on the rear elevation which is within 1m of a boundary.

So, a conservatory company cannot just say "We need to build a solid wall at the sides because of building regulations" and then conveniently ignore the rest of the requirements for applying for and meeting building regulations for the whole build.
