Hello, we have just this week moved into a house with a 15 year old conservatory. It is in excellent condition… or so we thought. Today we have had a lot of heavy rain and tonight we have noticed slow drips coming through the join of the door frame, conservatory side. This is not condensation and slows when the rain slows. Weirdly, we have been in and out all day and it’s only this evening has it leaked. Here are a few pictures. There is flashing outside, which looks fine but it’s hard to see in the dark and rain! Any ideas what could be the issue?

Some piccies of the outside (roof abutment) would be useful. (y)

Does the house have a window above the conservatory?

Initial thoughts are water getting in cavity from house roof / house window / porous brickwork.

The plaster on the reveal head looks like it’s got damp from water ingress.

There is a window above. The shadow on the wall is from a light fitting, I can’t see any damp. As soon as it’s light I will post some better pictures. Thank you!

Oh that doesn’t sound good. This is our first time with a conservatory, so no idea what is normal. Can anything be done or do we need someone in?

The upvc window above is one with no cill as it’s sitting directly on a stone cill

It’s possible water is getting in at this point and running down the cavity on the inside face of the outer brickwork. Then when it hits the door lintel, it runs until it finds a path out.

If the conservatory stepped flashing was leaking, I would expect to see some damp on the plaster just below the conservatory roof where it meets the house.

You say it rained heavily in the day but drips only occurred in the evening…that indicates a slow passage of the leak, maybe it sat on the lintel for ages until it built up enough to find a way through

I can see what Noseall is saying but I think the flashing actually returns by a couple of inches and the conservatory callings are screwed down over it, so it’s probably all fine.

Judging by the fact the lead flashing has been correctly stepped, I think the conservatory has been installed well, but like most conservatories, they didn’t put in cavity trays, which probably should’ve been done given the house is a gable end with a fair amount of exposed wall above the abutment.
