We have a conservatory which we put up ourselves, which is under 4 metres in length and width, it has 3 outside walls made of glass and plastic and french windows on the end wall going into garden, and a translucent roof there are no radiators in it and has toughened glass, we were told when it went up that we did not need any building regulations, we are remortgaging our house at the moment and our solicitor has asked for a fensa certificate, which we believed we did not need can any one tell me if this is right. Thanks

You don't need a fensa cert.,but you can prove that the glass is fit for purpose in other ways.

Tell your Solicitor that the conservatory is not "controlled works"

Then tell him that as a conveyance Solicitor, he should know that, and that is what you are paying him for.
