Covering for 70s patterned floor tiles

have recently moved to Australia where I am helping a friend to prepare his 70s-built house for sale in 3 months time.

The 2 bathrooms (including the inside of the shower recess), 2 toilets and a couple of other rooms (which are exposed to sun) have 70s 8" white/green patterned glazed tiles with a textured "orange peel" surface.

We want to cover these to make the rooms more modern.

As I see it the options are:
- Remove and retile
- Tile over the top
- Cover with lino
- Cover with floor tiles
- Cover with carpet (except for inside the shower recess)
- Cover with waterproof laminate (except for inside the shower recess)
- Paint over the tiles

What would you go for as the best cost/benefit option - given that we're not too concerned about durablity?

Best to worst....
Remove and retile would be the best option.
You could tile on top, but there might be height issues. Also, I'd be looking at using an adhesive that is designed for low porosity tiles - suitable for porcelain.
If you go over the top with lino, you'll quickly see the joints in the tiles showing through unless you fill them.
Water resistant laminate is an option, but decent tiles will add more value to the property.
Floor tiles = 70's
Carpet + bathrooms = urgh
Paint + floor tiles = very short life
