Hi There.

I would be very grateful if somebody could offer some advice on what could be the cause of cracked thermolite blocks that i have seen on a recent property viewing?

The cracked blocks are on the 3 internal garage walls, vertical cracks floor to ceiling spaced about 1 - 2 ft apart, so quite a few.

Do these blocks provide
structural strength or are they more for insulation?
The external brickwork has no cracks. The property is 23 years old.

I must admit it does look quite worrying when viewing a property that you like.

Any information is much appreciated

It's common, and can happen any time even after decades.

Its shrinkage, the mortar is too strong, so the blocks cracks with temperature or humidity changes - or excess moisture in the cavity. I suspect that very house built with those blocks has some cracks like that.

Typically they can be left and the wall will be OK.
