Hello everyone,

I do not have much knowledge in this area, however having just acquired a property I have come across a problem within a bedroom window opening.

The property is a typical Bellway house from the 1970s and is two floor, the problem lies within the upstairs bedroom. Essentially, a horizontal internal crack runs along the underside of the window opening (as pictured). There is also no storage load in the loft above and no external cracks on the outer wall, all guttering is clear without leaks. Despite heavy rain there has been no water penetration through the crack, also there is no evidence of dampness within the bedroom so we are not sure what could be causing it.

Any potential advise and solutions would be much appreciated.

It doesn't look structural to me. It looks like a water ingress problem.

Does the head of the window move/flex, i.e. is the head of the window fixed properly, is it secure?

Looks like water penetration from the roof - you can see the droplet stains on the frame

Check the felt at the eves - it may have rotted so that rain is not going into the gutter but running along the soffits and back to the house wall
