Anyone like to hazard a guess as to what is happening here please (see pics).
There has always been damp in the kitchen at high level. I thought that I had resolved it when I found the rad in the bathroom above, to be weeping. I think that I am still getting water ingress. There is clearly damp in the bathroom wall also, as the paint is bubbling in places.
This, coupled with the crack/s visible externally, to the top, right of the window and the long vertical crack in the render to the bottom left.
The cracks have expanded in the 9 years or so that we have had the property. Luckily, at not too rapid a rate.
I am concerned though that it is only going to get worse.
I'm not aware of any collapsed drains etc below the corner of the building. There's no obvious sign of any movement in any other of the adjacent terraced houses.

Foundation movement of the flank wall. Drainage leaks would be common.

Needs a structural engineer or your insurance company.

Sort out the cause first before doing any repairs to the wall.

Oh dear.
When you say 'drainage leaks', do you mean as the (possible) cause?
