We are planning to build a new 6x6M2 extension. We need downstairs toilet/shower room and a utility room to house boiler/HW cylinder etc. After several discussions/revisions we finally agreed that this might be the best option for us. I guess its never a best design it just what suits you best but before we put wheels in motion I thought It would help to get this checked out with some wiser guys here as our emotions might have overlooked certain aspect. We are hoping for the pitched/table top roof for the extension.

What will the room from which the bathroom, kitchen and containing the party wall, be used for? ...pinenot :)

Are you going to have it open plan? It appears there is a stud wall between the kitchen and your extension?

What is the L shaped extension to be used as?

Thanks for the input, slight clarification, the dividing line (appears as wall) actually marks the end of the existing building, this wall will be removed from that point onwards it’s the start of the new extension.
We are not sure where to place our dining table and living area (settee/TV) etc?

Are you going to have it open plan? It appears there is a stud wall between the kitchen and your extension?

Yes ideally open plan, the wall will be removed

What is the L shaped extension to be used as?
We have not decided and we know that somewhere in that space we need to put dining table settee etc

So are all of the walls drawn as single lines being removed? If so, is it safe to assume that the kitchen will not be as shown? (An island sink is a bit bizarre - it's more usual to have the hob there, so that the cook can speak to people, and suggest they don't eat too many crisps :LOL: )

You may already have suitable "escape" windows in the living room, but if not, check what your BCO thinks about the design - AFAIK, strictly speaking the LR (new bedroom?) does not "open directly onto a hall leading to the entrance or other suitable exit" because of the porch. He might be OK with access to the porch, or through the house to the back door(s) or he might not - it's as well to know asap.

Why is the extension narrower than the main house? Problems building up to the boundary line? It creates an awkward looking step in the wall inside. What is it - 10cm or so? Not big enough to be useful, it'll just look a bit off, and make fitting skirting boards, flooring, and coving (if you have it) fiddly. Given that (another guess) you've got to keep that 25-30cm bit of the existing dividing wall for structural reasons, I'd be tempted to board out the run between there and the extension so that you have a flat wall all the way.

Re the roof - it's going to be pretty gloomy at the back of the new open-plan space - it'll be 10m from the openings at the back of the house. If I had to make one suggestion it would be to give serious consideration to a roof lantern.

Lastly, re the image posting problem, you needed to do steps 1, 2, 3, 4, 5, 6, 7, 8 and steps 9, 10 & 11, not just the first 8.
 
PS - don't want to alarm you, but an NSA/GCHQ surveillance drone has just flown in from the porch.

Yes those are imaginary walls (around kitchen) to calculate the area of the kitchen. At the back of the extension we are planning to have 5.4M opening with bi-fold doors installed, see links below.

Well thats what the architect suggested we dint really have much saying in that. We just thought it was meant to be line this :(
