damaged roofting felt beneath tiles

I'm responsible for selling a deceased estate property and having looked in the loft, there are holes in the roofing felt. Also, where the felt has been overlapped along the length of the roll edges, theres a gap of max 2" where it seems to have shrunk back. The property is a 1930's semi and has a tiled roof.

Theres no signs of water ingress to the first floor ceilings etc but there is a bad condensation issue in bathroom and kitchen. Walls are cavity and vented but also have been insulated presumably with injected wool fibre but thats another story :confused:

On a buyers survey, would these issues be flagged up as quite serious with an advisory to get the roof refelted which presumably means pulling all the tiles off!

It all depends on the surveyor.

If the tiles are the traditional clay "rosemary" type then the felt does very little and so any holes wont be a concern

If the tiles are interlocking concrete, then some rain may get to the felt.

Either way, if there are no signs of water ingress, and if the holes are not in the centre of the dip of the felt, then this should just flagged up as a comment not as an issue

If need be, there are many ways to hide these as most surveyors will only stick their head through the loft hatch for a quick look
