Damp garage

Greetings! My first post on the forum, so thanks in advance for your help.

I have an old garage that sits in the corner of a garden. The garage got sold off long ago. It is made of brick. The front is a recent addition, and the back is old. I am probably about to answer my own questions but here goes...

Over the wet, endless rainy winter the garage got damp in the corner, the side, and water seeped from the new top throughout the front. It is dry now but I want to make sure that next winter it doesn't happen again so I probably need to tackle a few problems.

Firstly, this is the front of the garage and the front corner. Should the brick have a cap on it, as I assume that it is pourous and the mortar is crap. Concrete? And a lip? Some sort of thing to stop water running down the front of the brick wall. Should I paint the front of the brick with a waterproof paint?




This is the back corner and side of the garage. The back wall with the bricked up door and the corner where the old drainpipe is located were the wettest parts of the garage. Should I take the render off as it is cracked, dig up the mud that is against the garage, re render the brick, or coat it in something that will protect against water getting in and then allow the mud to sit back against the wall? This is my neighbours' garden and they like it like that.

Why is the guttering so far away from the tiles?
Even once you have allowed for falls it should no be so distant.
