Hi,

Currently undergoing a renovation into a 193ps bungalow and have the attached issues. One being damp between the bricks under the DPM and the concrete slab and two being damp around the bottom of one side of the old chimney breast (upper section removed)

I plan on digging around the property and putting in a french drain and also applying a tanking slurry to the floor and lower bricks. Does this sound sensible? And do I have dig up the chimney breast concrete and replace?

Really appreciate anyone thoughts and whether anyone has experience with a similar issue.

Many thanks.

The slab looks new, was it added more recently and does it have a membrane? There's no sign of an overlap with the dpc. Where is the dpc relative to the floor level, internally and outside? That will determine the source of the damp and how to remediate it. Tanking it without addressing the source of the damp will store up problems for later. The hearth is probably picking up damp by bridging the dpc and from the unprotected slab below.

The concrete pad is the orginal one, I have recently taken up the old screed and then used a concrete grinder to smooth off ready for tanking. No DPM under concrete. See attached picture of area dug up recently which shows layers. 4-5 inch concrete slab and then soil/ rubble layer.

Outside, one to two bricks above soil before dpm on brick line. You can see the dpm working on the brick from the second pictures I attached.
